I wish you would have stated your case/conclusions. The apparent fact that 16% of Buyers change their mind BEFORE contract isn’t surprising, nor does it mean that the agent isn’t a good negotiator. Agents counsel their clients, not negotiate with them….a good agent negotiates FOR their client not WITH their client. The 16% that fall out of contract due to low appraisal is more an indication that the Real Estate agent did not do a good CMA for the buyer to establish a better idea of probable value. There are also many Appraisers that come in with lower than expected opinions of value due to a variety of reasons, all of which are beyond the control of the real estate agent. You didn’t mention anything about why the other 14% of contracts fail to close. Color my daft, but I must be missing your point, sorry.
