The #1 Reason You Should Sell Now

The price of any item (including residential real estate) is determined by ‘supply and demand’. If many people are looking to buy an item and the supply of that item is limited, the price of that item increases.

According to the National Association of Realtors (NAR), the supply of homes for sale dramatically increases every spring. Putting your home on the market now instead of waiting for the increased competition of the spring might make a lot of sense.

Buyers in the market during the winter months are truly motivated purchasers. They want to buy now. With limited inventory available in most markets currently, a seller will be in a great position to negotiate.

    I’m a real estate agent on Cape Cod, and I certainly agree potential sellers should put their house on the market now — rather than waiting until March or later — if they want to get the HIGHEST price. Buyers, on the other hand, should have already started to look in November and December if they want to get the LOWEST price.

    I publish video reports on the Cape Cod real estate market and in one of my recent posts “The Q1 DiP” It shows the seasonality of the real estate market on Cape Cod. In 9 of the last 10 years the median sold price of a single family home in Barnstable County as gone DOWN in Q1 and then UP in Q2. In all 10 years the # of Sales AND Inventory have also gone DOWN in Q1 and then UP in Q2. Thus the “Q1 DiP.” Go to http://www.CapeRealReports.com.

    As to the law of supply and demand, that is harder to show. It implies that when supply (Inventory) goes UP, prices will go DOWN, and vice versa. And yet on Cape Cod this has happened in only 4 out of the last 9 years. In the other 5 years prices either went UP when inventory went UP or went DOWN when inventory went DOWN. It seems that we can get a good measure of the supply (Inventory) but our understanding of Demand isn’t as good. My “feeling” right now is that inventory is NOT a driver of the market as much as it is a result of the market. I need to keep studying this.

    Always have had good Jan-march. Taught this trick by mentor & agent who brought me in to industry Jan Dzenius in Northport.

    She said be one of the few who are smart enought o work winter like spring & summer. Make your seller the smartest one on the block.

    Have listed 6 properties this Jan. 3 gone either in contract or contracts out. All double deals all were exclusives. Over $50,000 gross comission. Pays for nice summer vaction.
