    Gary, Thanks for the comment. I couldnt agree more that “crooked loans” as you put it are no good for the market and that the foreclosures need to move out of the market. I have no delusions that we are in a problem free real estate market/lending market. I do know that right now we are selling more units (number of sales) and that prices are either flat or are continuing to decline slightly in my market, and that is exactly what we need to have happen so the inventory is reduced to a more manigble level. The one bright side to the foreclosures is that as the banks put them on the market they are sold quickly – often with multiple offers and often above the asking price. Once sold normally they are fixed up and either lived in or sold again to owner occupants, this takes a vacant deteriorating property and gives it new life…which is good for the neighborhoods property values. I agree that there are issue with the lending process and that we have a big job ahead of us to get back to a “normal” market across the board, but I am very happy that the recovery has started and we are making progress.
