    PENDING prices are not disclosed until they become SOLD, so there isn’t a way to compare them to previous sales prices except thru extrapolating the PENDING price based upon previous LISTING to SOLD prices. That may get you close, but it is not completely accurate. I would recommend that real estate agents be able to talk to clients about the points that Chip brings up in the final paragraph, and incorporate them into their LISTING presentations as well as their PRICE ADJUSTMENT discussions with their sellers. Knowing the information cold will give you a leg up on your competition who is less well versed.
