    I do not see accuracy in the statistics of price increases.

    If the calculations are done by averaging the sales totals divided by the numbers of units, only shows that buyers have picked though the cheaper homes many of which were foreclosures, and bought higher quality homes, reflecting a higher medium home price.
    To get more accuracy , of which it would be a more monumental effort, is to certify each home sale price by a Square Foot Cost, and then average it by units.

    I still see homes selling for 2008-2010 prices at or below $100 sf.
